The well-known city becomes the favorite destination of real estate investors, gathering an investment volume of €2.974 million, with an increase of 110%. Madrid has raised €2,073 million in 2021, a rate 38% lower than in 2020.
Meanwhile, the prices of both new and old real estate properties are rising. According to provisional statistics, the average price in 2021 increased by 4.3% to €1,470 per sqm with housing becoming more expensive in the two largest markets -those of Madrid and Barcelona-, although in the Spanish capital the pace was more intense.
Specifically, residential properties in Madrid was 10.5% more expensive in the fourth quarter of 2021 compared to the same period last year, while in Barcelona the percentage falls to 4.8%.
In the annual balance, house prices have risen by an average of 5.8% in the Spanish capital, double that of Barcelona, where the rise was 2.9%. With these data, the average price in Madrid is €3,127 per sqm, while in Barcelona at €3,310 per sqm.
