DIMAND achieves 67% reduction in water use at Piraeus Port Plaza

Water use at Piraeus Port Plaza is reduced by 67% compared with conventional buildings through the use of high-efficiency indoor water systems. According to data included in DIMAND’s 2025 ESG Report, this translates into annual potable water savings of more than 80,635 cubic metres.

Water management is one of the environmental areas on which the company focuses. The data also show that, across its LEED-certified projects, potable water consumption in indoor areas is reduced by an average of 40%, while water consumption for outdoor uses is reduced by almost 100%.

As stated in the report, DIMAND considers water to be a critical shared natural resource, whose availability and quality are facing increasing challenges as a result of climate change.

As part of its Double Materiality Assessment (DMA), the company has identified material water-related impacts arising both from water-efficiency practices, which reduce consumption intensity during operations, and from water-intensive construction activities across its value chain.

Water Withdrawal Stood at 60 Cubic Metres in 2025

According to the data disclosed by DIMAND, total water withdrawal from the municipal water supply network amounted to 60 cubic metres in 2025, unchanged from 2024 and compared with 68 cubic metres in 2023. The report clarifies that total water withdrawal is equal to total water consumption, as the company’s activities do not involve water discharge and all water withdrawn from the network is consumed on site.

These figures should not be confused with the water savings recorded across the company’s individual projects. At Piraeus Port Plaza, for example, the more than 80,635 cubic metres refer to the volume of potable water that, according to the report, is saved annually as a result of water use being 67% lower than in conventional buildings, rather than to DIMAND’s own water consumption.

At the same time, water-withdrawal intensity indicators declined in 2025. Water withdrawal intensity relative to revenue stood at 0.57 cubic metres per €1 million of revenue, down from 0.67 in 2024 and 2.58 in 2023, representing a 14.27% decrease between 2024 and 2025.

Similarly, water withdrawal intensity relative to the number of full-time employees stood at 0.56 cubic metres per employee, compared with 0.95 in 2024 and 1.03 in 2023. This represents a 40.42% reduction between 2024 and 2025.

According to DIMAND, water-saving targets are incorporated into the technical specifications applied to its projects, ensuring that water-efficiency considerations are systematically taken into account during design, construction and operational decision-making.

The measures prioritise efficiency, pollution prevention and the long-term protection of natural resources across both the company’s offices and developments.

Rainwater Collection and Reuse

At DIMAND’s headquarters, which are LEED-certified, an advanced rainwater harvesting system has been installed. The system enables the collected rainwater to be reused, significantly reducing, according to the report, dependence on the municipal water supply network. Water-saving practices are also reflected in specific projects developed by the company.

At the BSTDB Premises, all sanitary fixtures and kitchen equipment have been selected based on high-efficiency criteria, with the aim of significantly reducing water use throughout the building.

At MINION, water conservation is likewise a key priority. High-efficiency equipment limits water use throughout the building, while the green roof incorporates Mediterranean plants with low irrigation requirements, together with an advanced irrigation system, further reducing potable water consumption.

The most notable quantitative example presented in the report concerns Piraeus Port Plaza. High-efficiency indoor water systems achieve a 67% reduction in water use compared with conventional buildings. According to DIMAND’s data, this performance translates into annual savings of more than 80,635 cubic metres of potable water.

Across its wider portfolio, the company reports that its LEED-certified projects incorporate water-saving solutions that result, on average, in 40% lower potable water consumption in indoor areas and an almost 100% reduction in water consumption for outdoor uses.

Efficient water management is also becoming increasingly important for Greece’s real estate sector. The impacts of climate change, prolonged periods of drought and growing pressure on available water resources are making the reduction of water consumption a critical consideration in the design and operation of modern buildings.

Against this backdrop, solutions such as water reuse, rainwater harvesting, high-efficiency systems and landscape design based on plants with limited irrigation requirements are becoming increasingly important in new developments.
